Some Restrictions :
For buyers, rebate is subject to the particular lender requirements, as FHA and VA have stipulations related to how buyers can receive rebates at closing and how much buyers must bring to closing “out of pocket”.

If the Buyer purchases a property using this rebate, then Broker shall be compensated by the seller with payment of a commission at closing equal to 3% of the sales price of the property. The seller is normally responsible for compensating the buyer’s agent, however, in some circumstances (ex: For Sale by Owner) the seller doesn’t offer the buyer’s agent a commission. If our company does not receive a full 3% commission, the balance owed will be considered part of the rebate used in this promotion.

Some of the ways you will receive a portion of your rebate back will be in the form of a free home warranty, appraisal, waiving the loan origination fee, etc. If the seller pays excessive closing costs and you are already getting money back at closing, and your loan will not allow for cash back, we may only be allowed to contribute a portion of the rebate or as little as none.

This does not qualify for Short Sales because banks will not allow rebates to be given back at closing.

Must have a minimum sales price of $100,000.  Must have a minimum 3% commission given to buyers agent. Rebate cannot be combine with any other offers and hold no cash value.  Must comply with loan requirements.  Qualifying party must be listed on property title.
